            The following Ordinance was offered by Mrs.  Ezernack                  who moved for its adoption and was seconded by Mr.   Clark              :

 

AN ORDINANCE ADOPTING AND AMENDING THE ZONING MAP FOR THE CITY OF MONROE, LOUISIANA

WHEREAS, the City Council of the City of Monroe has held its Public Hearing with respect to the following proposed Zoning Map Amendment, to-wit:

An amendment to the Zoning Map to a zone a ±3.12 acre tract of land, more or less presently located in Ouachita Parish and more particularly described as follows: 

Lot 2, Clute Resubdivision (otherwise known as 1251 Fulton Street)

 

            APPLICANT: (MA 108-19, Chris Holyfield)

WHEREAS, the City Council has further considered the report of the Monroe Planning Commission recommending approval, on a 3-0-1 vote. The property under the previous zoning ordinance was B-3R, General Business/Residential which allowed for mini-warehouse storage. Under the new ordinance, this property was zoned B-1, Neighborhood Mixed Use District. The mini-warehouse storage is not permitted in this zoning classification and therefore the use of this property became grandfathered. The owner wanted to expand the facility but would lose the grandfathered status as a non-conforming use cannot be expanded. The property was recently resubdivided that added acreage to this lot and in order to expand the facility and use it needed to be rezoned to a zoning classification that allowed for this use. B-4, Heavy Commercial District allows for this use as a use by right. Therefore, the recommendation is that the property be zoned as B-4, Heavy Commercial District as it is an appropriate zoning classification for the proposed use.

NOW, THEREFORE:

 

            BE IT ORDAINED by the City Council of the City of Monroe, Louisiana in legal session convened that the Zoning Map of the City of Monroe be amended to zone a ±3.12 acre tract of land, more or less as described above, and the boundaries thereof which map is described in Section 37-72 (formerly Section 27-30 (2)) of the City of Monroe Code and which map shown the Zoning Districts and Boundaries thereof, be and the same are hereby amended to B-4, Heavy Commercial District as shown on the map which is attached hereto and made a part thereof and which is adopted as the new Zoning Map of the City of Monroe.

            This ordinance was INTRODUCED on the 9th day of July 2019.

NOTICE PUBLISHED on the  12th, 15th & 17th  day of  July        , 2019.

            This Ordinance having been submitted in writing, introduced and published was then submitted to a final vote as a whole, the vote thereon being as follows:

AYES:            Echols, Ezernack, Woods, Wilson & Clark

NAYS:            None.

ABSENT:       None.

And the Ordinance was declared ADOPTED on the  23rd     day of  July                 , 2019.
